Phillips Smith Conwell
The site as purchased by our Client, had an authority approval in place for six residential units. The brief for Phillips Smith Conwell was to increase the number of units within the approved building envelope to the highest and best use without compromising the marketability of the product. The potential 10-unit solution was amended to nine two-bed apartments to preserve the Client’s minimum internal space expectation, and to make room for a common ground level recreational area. Phillips Smith Conwell challenged and finally gained approval for modifications to demolition and development permits, and to have the amended scheme passed through the local authority.
On completion, the project achieved higher than expected final valuations from the financier’s auditor, and is currently enjoying high-end rental returns and one-hundred percent occupancy. The Client is now applying the building layout as a template for further development opportunities.
